The jobs that protect your bond

This is a general preparation guide. Your secure dashboard shows your actual dates and applicable tasks. For new records, cleaner booking advice is sent the day after your agent creates the record (or in your welcome email if handover is today or tomorrow).

till handover

Spray weeds

Spray weeds at least 14 days before vacating.

Reminder

Book early

Do not leave it until the last minute

Book bond and carpet cleaners

Book your bond cleaner early and check their work against the shared checklist. If the property has carpets, arrange professional carpet cleaning too. Normal carpet pile flattening from ordinary foot traffic or furniture may be fair wear and tear. However, marks, stains, burns, pulls, pet odours, urine, spills or other damage are not fair wear and tear. Fading or discolouration caused by smoke, spills, cleaning products, pets or other tenant activity will require rectification. Read more: https://vacating.natgroup.net/tenant/wear-and-tear

Check appliances, fans and switches

Check all appliances, fans and switches and ensure they are working. Under your lease, lodge any maintenance as soon as you become aware of it: https://maintenance.natgroup.net

Reminder

12 days

till handover

Replace damaged flyscreen mesh

Replace any flyscreen mesh with damage, rips, tears, holes or cat claw marks. Do not apply patches; the entire mesh screen must be replaced.

Repair wall patches and damage

Plaster, patch and sand wall dents and holes properly to a professional standard. Under the lease, paint the entire wall — not only the patch — using colour-matched paint of the correct type. For a plasterer or painter, check the recommended trades in your vacate dashboard or ask Natgroup for another contractor we have used previously.

Return all keys, remotes and fobs

Before handover, return every key and access item for the property, including remotes, fobs, access cards, mailbox keys, window keys and any copies made during your tenancy. The Queensland RTA requires tenants to return all keys, including copies, fobs, access cards and remotes, at the end of the tenancy. If access items are not returned, you may be invoiced for the reasonable cost of replacement items and, where needed for security, changing locks or access devices. Once you have vacated and handed over the property, do not re-enter or access it unless Natgroup has given you written permission. Unauthorised entry after handover may be treated as trespass. Upload evidence

Photos, reports and receipts

Upload high-resolution originals after you have cleaned and moved out. Include every room and exterior area.

Your secure tenant/property link will be used to store originals and share them with the rental team.

Important fee notice

Please plan for rectification and key collection.

If, after the Exit Report, you are permitted to return to the property to rectify an issue, the property management team may need to return to re-check the property. The owner’s out-of-scope hourly fee for that additional visit may be passed on to the tenant.

Do not leave keys, fobs or remotes at the property. If a team member must travel to collect them, the owner’s out-of-scope hourly fee may be passed on to the tenant. The charge starts when the team member leaves the office and stops when they return to the office.

Before handing back keys, compare every access device with your signed key sign-out sheet. Return all devices to the office on Day 0.
